Connect your bank once through regulated Open Banking. Read-only: we never see your credentials and cannot move a penny. Payments then match to the right property by reference, by payer, or by amount — and it learns each tenant's quirks, so an odd payer name only confuses it once.
Money going out is captured too, categorised straight to its HMRC box. It knows mortgage interest is no longer deductible — Section 24 made it a 20% tax reducer — so your taxable profit is right, and it shows the cash you actually kept as a separate figure. Quarterly Making Tax Digital totals are ready when the deadline comes.
Deposit protection deadlines, prescribed information, the Renters' Rights Act paperwork due last May, and whether your house share needed an HMO licence — priced in pounds, because £24,000 of rent repayment lands rather differently to “up to twelve months’ rent”.

It goes through TrueLayer, which is authorised and regulated by the Financial Conduct Authority to provide account information services under the Payment Services Regulations 2017 — the same regulated Open Banking rails your banking app uses. Access is read-only: you authorise it directly with your own bank, we never see your credentials, and no payment can be initiated. Tokens are encrypted before storage, and you can revoke access from your bank or from myRentPal at any time.
